SAIC has an opening for a Corporate Real Estate Partner. The CRE Partner is a primary customer facing role that regularly engages with Sector and BU leadership as well as the Corp Real Estate and Facilities (CREF) and Infrastructure Enablement (IE) functional teams to understand business needs, manage the real estate portfolio and develop real estate solutions that best align with Sector, BU and enterprise strategies including growth and/or contraction requirements. This position may be remote for the right candidate. 

 

The CRE Partner’s objective is to become a trusted partner to the Sector and Business Units (BU) as well as with the CREF and IE functional teams (including Lease Administration, Transactions Management, Facilities Management, Occupancy Planning, Project Development Services, Finance, Legal, ITO and Security) by fostering collaborative relationships while determining real estate and project requirements, managing expectations, communicating project actions and responsibilities and developing and presenting options that place the company in the best position possible to accommodate business needs, exceed expectations, minimize risk, optimize costs and enable business growth.

Essential Duties & Responsibilities

  • Build, strengthen, and sustain relationships with the Sector/BU customer as well as with CRE&F and IE functional teams to enable cross organizational success and ensure a favorable customer experience.
  • Develop and execute cost effective real estate solutions that align with business and company objectives including parameters for growth, optimization, hybrid work, infrastructure and space needs, size, location, timing, lease terms, contract requirements, financial commitments, and risk.
  • Manage the transaction project process end-to-end, including strategic development, requirements gathering, project planning, expectation managing, coordinating market surveys and site visits, creating business case justifications, developing options and financial analysis, lease negotiations, document review, approvals, and reporting.
  • Quickly respond to project requests and real estate inquiries and synthesize business needs into real estate requirements.  Provide information relative to market conditions, anticipated costs, transaction viability and expected timelines.
  • Proactively manage the real estate portfolio and critical lease dates to ensure actions are executed in a timely manner, optimization is accounted for, authorizations are approved and reports are updated.
  • Effectively communicate (both verbal and in writing) project updates and concerns to management.
  • Collaborate with the Finance team on the financial planning and budgeting process including the review annual rent and operating expense adjustments for conformance with lease provisions and developing 1, 3 and 5 year plans for sites within the portfolio.
  • Identify opportunistic lease extensions, renewals, and terminations for review with executive management and tenant.
  • Address Facility, IT and/or Security matters when they arise and lead collaborative efforts with those functions as well as the BU customer to bring concerns to a resolution.
  • Resolve major occupancy issues with landlord.

Qualifications

Requirements:

  • Bachelors and 10+ years of related experience; Masters and 8+ experience; or PhD or JD and 5+ years of experience.
  • 7+ years' experience in real estate transaction management while supporting a large, dynamic corporate environment.
  • Proficiency in developing real estate financial analysis, discounted cash flows and project budgeting.
  • Excellent negotiation and strong customer relationship management skills.
  • Proficient in PowerPoint, Excel and other Microsoft Applications.
  • Must be a US Citizen
